Communal fees/council tax

Hola! I’m new to this forum so. I apologise in advance if this question has already been asked! I’ve been looking at properties online with a view to purchase. I’ve seen one in particular that I like in Sector D - a detached 2 bed property. I’ve asked for more details via Place in the Sun but no reply thus far. The property has use of a communal pool with a small garden area. Anyone have any idea what sort of communal fees that would attract? From the photos it would appear that any number of people would be entitled to use it. I’ve always been a bit wary of communal arrangements because of what might happen if not everyone pays their share. Also wanted to know how much council tax would be (If that’s what it’s called!). Grateful for any advice

Hi, I believe the Monsora properties on D10 have a community of owners like C6 and C10.
On C10 the community fees are 65€ per quarter and that covers management, insurance, maintenance of the pool, garden and communal lighting. The community fees are written into the escritura and if anyone is overdue they’re excluded from voting on any community decisions that are made.
The council tax would be around 300€ per year but you most likely wouldn’t have to pay this years as whoever owns the property in January is liable.

Totally agree with Dan regarding Monsora Villa & Community Fees, I would suggest you contact Blue Med Invest as they are the main selling agent, you won't be disappointed with the Villas they are very well built.

Thank you so much. That is really helpful. Could I just come back on one issue? If others responsible for paying communal fees don’t pay, are you liable to make up the difference?

The 52 properties that form the C10 Community is overseen by a Legal Administractor so we aren't liable for any other residents non payment.
