Hi guys

I would like to know please the aveage cost of say owning a 2 bed property in Camposol per year if only used for holidays, taxes, maintence, standing charges for electric water, tv services, internet, gas, etc anything really, a pool maybe.

Hi we have a 2 bedroom. Gas is cheap €15 a bottle and last ages. Our water is always under €50 every 2 months. Electric differs but averages about 55 a month. We dont have a pool but have a hot tub. House insurance 120 a year. Internet we use pay as you go from compusurf so depends how long you want it for. Look at their website and you will see the price for hot spot and connection charge. From memory connection was under 100. Ibi last year was 180 but I expect this will increase this year as our conservatory has been added to the deeds. Ibi is based on cost of property I believe. Bank charges are quite high. Ours are 35 every quarter. Our utilities are set up by direct debit. I get an email for the bill's then they are taken out of the bank. Allow about 12% on the cost of the property and this will include the connection charges for electric and water ( there are various charges involved in the buying process ). There is also non residents tax per year which is not too much.

Just trying to weight up costs to use as a holiday home for a while then to live in permanently as opposed to just renting any home for our holidays as we do at present.

The yearly running cost of a pool depends on its size ...I have a 9mtr X 4mtr pool that cost approximately €1.400 per year to run ..this includes the pump electricity/extra water /chemicals and getting it cleaned professionally.

It's the same the world over, some properties will sell and other's won't, or will take much longer. I always consider how easy it will be to sell it when the time comes, so the bargain 'must have' property you've just seen might not be that easy to move on. Why is it such a bargain?  Fees are expensive so it's best to do your homework and consider all options.

Only you can decide what's best for you.

I don't know what the interest rates are in Spain are as it doesn't affect me, but if you need a mortgage to buy then of course that's an overhead to consider. If it's just utilities and taxes then you have to decide if it's worth buying over renting. To buy just for an investment is a big mistake, unless you're happy to sit on it for year's, but still a gamble.

I agree, obviously renting does give you more flexibility, but the OP was referring to owning.

Like I said, don't buy just for investment. Property prices might not be rising on Camposol, but there are areas in Spain which have seen a steady rise per annum according to the Notary figures. It depends where you want to live; budget and needs etc, and I think you also need to consider the benefits that don't actually have a price tag such as climate, health and lifestyle.

If you look on you tube Expat in Mazarron Shaun has made lots of videos of camposol and surrounding areas. He has done a recent one on Sector C where these are. They have a communal pool. Worth a watch as will give you idea of roads etc. Cant offer much info about them though I'm afraid. They are quite near to the golf course.
