H Annie, there is a fine I'm not sure how much - however you could be banned from entry into the whole shengen area 

Obviously, this would be for repeat/gross offences I'd have thought.  Ive just just and pasted the paragraph below from what looks like an Eu web site. The point made is don't Overstay!!

To many, the 90 days period per 6 months seems like enough time to spend in the Schengen Zone. Others get granted with visas that have a shorter duration of stay, like five days or two weeks etc. Still, once the end of the visa validity approaches, many of the Schengen visa holders are tempted to stay for longer, time after time asking themselves: What happens if I overstay my Schengen Visa?

If you are being tempted to do such thing, you should just know the following things:

First thing that you should know, is that an overstayed visa never goes unnoticed. The immigration authorities have registered in their databases every person that enters and leaves the Schengen, and every overstaying, even just for a day, is recorded.

Secondly, intentional or unintentional, no overstaying is left unpunished. It could be a fine, immediate deportation or even getting banned from entering the Schengen Zone for a specific amount of time.

not just about the fine but it may prevent you from entering again and would put a marker on your passport. Not worth the risk...and of course the agent wouldnt tell you if theyre trying for a 6 month rental......but you could go back to them and let them know they should have explained!

Sorry but why would an agent tell you this ?

They are none the wiser than anyone else what the rules will be next week let alone in 6 months.

Think about it agents are there to rent out properties for other people and earn their commission.

Unfortunately the onus is on you, if you accept the rental, and sign the contract which you must have legally, if short term the property must have a tourist licence, and you should be made aware of this.

Please just be careful in the time of this current world crisis, and look after your well earned money.

A letting agent’s responsibility is to fix you up with a property that fits your requirements. They will not know or care about your status to live in Spain - you could be nationals of a country that has no intention of leaving the EU, for example Ireland.

You must do your own research on all matters other than the property rental - healthcare, visas, permitted stays etc.

If you leave by 31 March 2021 you should be ok.  This is because the 90/180 rules do not start until 1.1.21 so only 90 days will be counted for your 6 month stay.  You would then have to stay outside Shenzhen zones for 90 days.  In the future you will be limited to a Max of 90 days for one visit .  Not worth risking overstaying.

Currently you have to apply for residency if you stay over 90 days but many don’t.  The 90/180 rule currently applies to non EU citizens.  Post Brexit it will also apply to UK although things may change

...out expensive .Some doctors in the uk will give you elongated medication for travel but a lot won't, no hard or fast rule.My view in the future the90 day rule will be enforced, that's what all the electronic passport control booths are all about, at the airports.

The NHS allows a max of 3 months

The the rules and doctors over prescribing can get into big trouble
