When buying an apartment or villa on a gated community check the Community Charges, ask for the last 3 years so you can compare ruses. These charges come in addition to local taxes and can soon get out of hand. If you don’t speak Spanish you have practically no say in these matters when raised at the AGM.

We sold, Bought in 2093 and from 20 euros per week it rose rapidly to over 50, that is when we started thinking enough us enough and sold in 2010.

Worst person to ask about expenses is estate agent. Can I ask what's the reason no community fees has been paid: is this brand new development?

In that case they will sell few apartments, will create ,,community " with the President and Administrator and few of you will have to pick the bill for all electricity,  water , administration fees and the such. Some would stop paying eventually for one or another reason.  Unsold apartments developers or the Bank keeping untill prices goes up,  who knows when,  but as you paying the bills, there's no rush to sell them cheaper. 

It's not that your community goes bankrupt,  you just won't get anything done properly and when time goes by and more maintenance would be needed,  it becomes a real problem when someone (you..) has to pay for the future's works. 

But be optimistic,  do your research and stop listening to estate agents,  you might get good property for your money and would be prepared for all that above,  even might be able to anticipate that and make some changes!

All additional expenses may have been on the agenda at the AGM but, unless you speak Spanish and can out shout a number of Spaniards, all talking at once, you are at a disadvantage. 
these are things estate agents never tell you as they want commission on the sale. Beautifully immaculate urbanisations etc all have to be paid for, buyer beware and ask questions.

But they not suppose to be Spanish, things could got ugly with anyone and I got bad experience I'm afraid..

Hi Vic. 

Only a few of the posts that you have read on here relate to Vereda, apart from the original post which was 3 years ago, they are experiences of people on other developments, and aside from Benita (whose post was accurate) none of them have an apartment there, so some are guessing the real situation i.e. Guessing how many are paying community charges, how many Uk people there are etc etc.

We have had our Apartment since it was built and are very happy with it.
