To all the dear ones who have already written to me:

The Camposol urbanisation is apparently being accused by the municipality (town hall) of not having set up enough owners' associations. This obviously doesn't apply to Sector C, as there is one there, right?

Our estate agent explained to us that I become the owner of the plot and the house when I buy it and that it is not a "fractional community" (as it is in Germany, where you buy a piece of the whole), but that each individual becomes the owner of the house and the plot. There is no whole plot (SektroC) that is divided, is that right?

Ok, we pay EUR 20,-- per month for the community. This money is used for street lights, pavement and community pool if necessary.

Since it is a "private street", what if for example the sewer needs to be repaired? Do we then share the costs?

And is there an insurance company that would cover some of the costs?

And are the fees for insurance included in these 20 euros per month?

Can any of you lovely people tell me how many euros a year to expect for utilities (water, electricity, property tax, income tax, rubbish...)?

Or tell me what other extraordinary costs might be incurred?

We will only be able to be there for 6 weeks a year for the next 3 years because I am still working. Will the service charges be a little lower then?

I'ma asking a lot but this is so important for us!!!

I'm looking forward to your answers again!

Hi Andy,

I will try to answer a few of your questions.

  • Since it is a "private street", what if for example the sewer needs to be repaired? Do we then share the costs? The community covers the cost of repairs to the private/community areas. So yes the cost is shared.
  • And is there an insurance company that would cover some of the costs? 
    The community has insurance.
  • And are the fees for insurance included in these 20 euros per month? 
    The insurance is included in the community fees.

  • Can any of you lovely people tell me how many euros a year to expect for utilities (water, electricity, property tax, income tax, rubbish...)? 
    Water will be around 50€ payable every 2 months and that includes rubbish collection charge.
    Electricity is 30-60€ per month depending on things like air-con, heating, cooking or if the house is empty. 
    IBI or property tax is 305€ per year. Community fee is 65€ every 3 months and your nonresident tax will probably be around 100€ but I’m not certain on that one. I think it’s 19% of 1% of the house’s catastral value.
  • Or tell me what other extraordinary costs might be incurred? 
    You might choose to have an alarm fitted for peace of mind for when you’re not there and that would cost around 40€ per month.
  • We will only be able to be there for 6 weeks a year for the next 3 years because I am still working. Will the service charges be a little lower?
    The only bill that would really be reduced is probably the electricity but not by a lot because of the standing charge.

We are a bit afraid of big damages that the insurance and our fees might not cover then.

Has it ever happened before that the community fees were increased because there was major damage or the owners had to dig deep into their pockets?

I brought on D section, and also got my deeds, likewise my neighbours got theirs too, so why all this issue on habitation certs, when deeds are obtained.

I bought on C7 10.5yrs ago and fully legal deeds it seems a lot of times all the issues raised are from people who do not live in Camposol I am not referring to the people who are enquiring.

Hello to all,
We signed a reservation contract for the house on 5.4. with Blue Med Invest and transferred the deposit on 7.4. The contract says we have 90 days to complete the purchase.
Now Santander, who is selling the house, says we only have 60 days and the purchase contract has to be completed by the end of May.
We don't have a trip planned until the end of June. I also cancelled an insurance policy and the money will not be paid out until the beginning of June. Why is the bank doing this? We won't have the money fast enough and we won't get our deposit back.

It's terrible, we were so looking forward to it, has anyone experienced anything like this?

Surely we can't buy a house we haven't viewed! It's been empty for so many years. It could have damp walls and other defects?

Hi Andy,

They tried the same thing with us when we brought our house.

The contract states 90 days and that’s how long you have. Who is your solicitor? 

Contact Blue Med and your solicitor and insist they give you the 90 days.

Good morning Dan,

the preliminary contract says up to a maximum of 90 days. Our real estate agent can't do anything, he says the bank has the last word. I'll write to our lawyer (PALS) in Puerto Mazarron (on the recommendation of Blue Med) today.
