Thanks for the info. We haven't bought yet, so info gathering currently. It sounds like a very convoluted process currently, almost as if buying to let is being discouraged.  Which is very disheartening. So me and my husband may need to have a re-think about buying in Spain at all.

if you need an income from rentals then yes give it a lot of thought.

For many years the rental of villas has been a big tax free earner for many thousands of people.

Like many things in Spain the government has got wise & is cracking down big time.

Brexit is also going to have a big effect on things like this as well.

Hi GraSal, out of curiosity, what were the minor points you failed on? If back in uk, could my agent manage the inspection? Was  the inspection person agreeable or very strict, if you know what I mean?  Thanks,  JimJ1

Good morning Jim - Graham here apologies for delay in replying to you.

Our tourist board inspector was very pedantic for the first inspection ...any signs of damp or marks on ceiling, unpainted air con units, lubrication of doors onto verandas and even removing extractor hood filter and requiring it's replacement.

We the had to address every minor issue and forwarded photos via our lawyer to prove we had carried out the designated work. Re inspection then as only four weeks correct everything before reinspection which was quick and very focused upon had we done what they asked us to do.

Hi,  this is a topic that no one it seems has a clear answer.  I went to one of the place in the Sun events and that question was put to the panel and even then one said you have to wait for your license before renting out and the other said you can rent out once you have put in your application.    Most people would like to rent out asap to get some income to pay the mortgage etc.  Surely there must be a definitive answer!! Any lawyers out there??

I really can't see that allowing you to rent out when you put your application in for the licence can be correct.

What if your application is refused for some reason ?

Like it’s said in previous posts, you can let it out to family while waiting.  I see your point but it’s not clear either way …
