Hi guys, am looking for advice on how to advertise my 3 bed town house, for holiday let. I have got my certificate etc but just need to know how to advertise my house.

Hello Derek 

Good you have the full inspection and rental licence.

Have purchased the Rental plaque that has to be screwed to the wall next tothe front door of the rental property? External proof of full licence!!

Have you logged on to Policia site and registered you property so you can compulsory register each guest in and out of their stay with you 

Have you got your Complaints Forms and Guest feedback forms printed?

Now with this in place you can start to market your property.

Hi thanks for the info. Yes the law firm have sent me the complaints forms  and are arranging inspection just need to get yo the house and make it ready  and get some fire blankets etc. Yes also the plaque. 

Just need to advertise it

Hi brendan, l am hoping to go over in june to sort the house out has it's not been lived in for over 12 months. please advise how many people would be staying .

Hi and hello Derek 

Yes fire blankets and fire extinguishers required.

You are not able to obtain your rental plaque until you have a fully authorised tourist board inspection and have if they have any concerns undergone a second inspection. 

Again you cannot obtain official rental plaque until full inspection is signed off  by tourist board.

.Yes complaints forms and visitor feedback forms to tourist board standard can be downloaded from tourist board site.

Our lawyers advised not to rent out at all until fully registered and registration plaque and licence is displayed as if you have any problems no licence ever...that's it as they say!

Nor sure current wait for inspection we had to wait ten months!

Extra note.      

The Spanish authorities have really tightened up on rental property 

Massive fines or prison for renting property without a full licence often fines in excess of 100000 euros.as new legally tax evasion

After BREXIT also removed ability to claim costs on rental property such as as all your usual overheads for non resident tax calculations.

Hello Derek 

No I am afraid no more "a nice earner"

An enormous area of unregulated earning in Spain now are part tax evasion legislation with harsh fines together with lengthy imprisonment term both for those who own un-lienced properirs andcto those who illegally rent them to stay.

On top of all this those of us who legally rent can no longer claim and costs or overheads against income and tax rates have increase by 5% this year from 19% to 24% for All non residents tax bilms

Also consider  non residents taxes no charge both husband and wife separately if for each property they own in Spain

All now very very different to those years gone by.....the Spanish have caught up with many of avoiding tax incomes

Hi Derek.

So, to answer the question you actually asked.

We have been renting our property out successfully (prior to Covid19) by registering with and using AirBNB, TripAdvisor and Owners Direct. All very good sites. Start with AirBNB as its easy to set up then use it as a template for the other 2.

Morning,  

Regarding the plaque , l thought applying for the license was part of the fee for the plaque. Now l am told l have to purchase the plaque at around €190 . Not sure were to go to buy one any help on that would be appreciated.
