Hello everyone. We have put a deposit on a villa at Sierra Golf and would like to know roughly how many permanent residents are there at the moment, as this will be a permanent move for us once we have sold our house in the UK. Thank you.

Hola    there is a mix     some "brits"   go home around August  to cool Down

Some are holiday homes      then their lots of unsold houses

Then like me   I am a Brit  but I live there full time     even in the winter I would say 30% of the houses are lived in

so safe to say there is someone around most of the time

you can join facebook    sierra golf  has its own page      one thing you do need a car     and go very careful if you buy one here

if you wish to import a car from the UK    again look into the cost     it starts at €800    then the lights (front and back)  I had a Clio  that the price

just keep going up to import

Thanks Dave. Would you say 30% are permanent residents? What percentage would you say are unsold and what percentage are holiday homes? I understand the developers are hoping to make it a 18 hole golf course and make it a gated community in the future, but that depends on how many of the properties they can sell. So it has got potential.

Hi Anthony  reading your post I would have thought you should have asked these questions before.  I presume you are aware that if you change your mind,  you lose your deposit?

Hello Eduardo. Yes but when people are selling something they tend to put a spin on things and tell you what you want to hear. We really liked the whole area and tying to get info from people on the ground so to speak. We were informed we could get our small deposit back. So any info regarding the question would be most grateful. Thanks

Hola  again    Urmosa??   news to me "gated"??     did they tell you   about the Hotel    with  a large swimming pool    what about the shop?     the golf course   they have sort of started  to make the course bigger  "now they send you around twice"to make 18 hole        but it the cheapest   "club"     and you save  if you live here     (info   I think can be found at urmosa  on the web page.)

ho did they  say anything about a bus service

then what you are doing is right     do not believe  what you are told     is my main advise

But  please do not let me put you off      it is nice here    three!  pubs    but as yet no shop     so you do need a car

be aware   Urmosa  has no  after sales service    so any problems  they do not respond to  e-mails   (try it)

POTENTIAL       yes     ten years ago a EAGLE   was €130,000      six to seven years ago  €45,000    now   €80 to €90,000

I paid  €78,000 just over a year ago        but then I bought as my main home    not to make money!

what I suggest    is  find  Propertunities   ([email protected])   Laura    she lives here    has a office in Balsicas

it is a letting agents     house sales   and legal service       Laura is very helpful

also   facebook      join    sierra golf group      lots of info      plus a very good way to make friends

There are many "brand new houses?"    that have been on the market for years      also  many  pre lived in      but do not let this

put you  off

Also be very careful   with who you deal with  and trust no one    but that is the same all over the World these days

mind the rates cost a lot   in England   what 200 ish a month     here €200 a year      coffee  €1.50     small beer €1.50

I am Dave by the way    what is your names

Hi again I don't live there but as you say people will put a spin on things.  I sold properties on inspection trips and was always honest with the buyer. Developer's and agents now days will tell you what you want to hear.  Polaris World is a classic example everyone saying Paramount Studio's is coming, they are now both at the top highest debt in Spain. I was not trying to put you off or how to suck eggs. Just some people are unaware of the deposit situation in Spain.

Thanks Dave, my name is Anthony and I’m very grateful for your feedback. As you say Urmosa  have mentioned things they hope to do in the near future and I have heard that Urmosa not very good with after sales. You are right about council tax, here it’s  £1,500 per year.
