Buying on a golf site

Has anybody brought one of these bank repossessions apartments from a estate agent that are old but never been lived in , so they are new but a little dirty , many of them seem to have no light fittings plus no aircon too, but everything seems to be there ready to get everything connected.

So if anyone has brought one of these for what seems is a good price what sort of costings is it to get lights and aircon fitted or would it be best to buy what’s already done

We bought a bank repo villa on golf resort…it had one aircon unit, kitchen etc but no lights …allow 6-700€ per aircon unit…lights/fans 100 each ..we also had shower screen added  and bathroom changed to shower room…still worth it though!

I stayed clear of these properties but worth looking at cost of modernising any mechanical and electrical,  compliance etc  versus  the cost of a resale.

We bought on United Golf in 2013 bank repo

Paid 43,000€ for 2 bed 2 bath first floor apartment 

I have recently been quote 2500€ to replace the air con. Similar to others 100-150€ for lights/shower screens etc

I wouldn’t go against buying on a resort but our community fees have risen quite a lot in ten years and you have no control over how much they go up. To be honest I am a bit nervous as to how much ours will be in another ten years as they go up every year and we don’t really get 100% functionality on the resort. 

I would research fees too but definitely wouldnt put you off buying a bank repo. Especially the UGR ones had a very high spec finish, marble flooring throughout as an example

We were going to buy, they are usually a good size and can soon be turned around with a couple of K.  However, the deal breaker for us was the community fees.  €150 per month upwards depending on size of apartment and which floor it’s on. Top and garden apartments usually pay more.  If you like to be part of a community of ex pats then it’s probably for you.  For us we wanted to be more in the Spanish life and not in a big complex  The bank repro’s are good value but you do need patience to go through all the money laundering checks.  It digs deeply into your personal life and finances.   It’s not a quick process and can take months   However, if the price is right and all the other factors are right you’ve got nothing to lose   Good luck

Great points Remy. 
I was lucky in that I got given a list of everything I needed and brought the lot with me for the bank and solicitor but it was still as much as I would need for a mortgage in the Uk. 

I have also been thinking about leaving UGR die to the community fees and relocating off a resorts. 

My only worries are cost to do so and security when I am not there. 

Are you full time or a lock up and leave and is Sucina safe? I have been in for meals etc but from leaving a place empty point of view what are your thoughts on that? It would be empty for months at a time, especially over winter.

Thank you for your reply, £150 a month is just too much on top of my budget each month ,

Wow that’s good charges but is it on a golf course ? Or normal urbanisation ?
