Hi! Make sure you have sold your UK Property before you have become Tax Resident in Spain! No UK tax but you will get charged Tax in Spain. This may also apply to any Pension Lump Sum so take good Spanish Tax advice whilst you have chance to do something about it.

Have been in and out swimming in  the mar menor all summer no ear infection eye infection or any other Lurgy that people propose are lurking in the depths.

I would much rather take my chances here than in the sea at southend in the UK 🙂

Please bear in mind the costs of additional fees when buying - which could add as much as 16% to the purchase cost.  

You are right to consider the service charges which can add up, and vary greatly by community within a resort, our property is semi detached, own drive and does not have the costs of underground garage, lifts and additional maintenance of a 3-storey building.

I do think renting before making a final decision is a good idea - rental costs during to off season are criminally low!

Lots of things to consider - I personally would not give up a home base in the UK.  Think about what you could get from renting your property out in the UK compared with the rental costs in Spain.

...agree strongly with all 'rent first buy later' suggestions. We don't own a property but did consider it initally. We have been visiting Lo Pagan twice a year for the last 14 yrs and what we might have purchased in year one we would not touch now.....I also have swam regularly  in the Mar Menor this summer and had no adverse effects and indeed find it enormously enjoyable and even therapeutic.

An 'outside of the envelope' suggestion:

Like you, I don't play golf but rather like the look and feel of the golf resorts. I suggest that you might look at United Golf resort near Balsicas. The golf course is closed at present and the location is a bit remote (but only a 20 minute drive from the Mar Menor), but the pools are beautiful there, the properties are available at very reasonable prices and the community fees/ taxes are also modest.   

Another correspondent on this list has suggested that it might be more prudent to hold on to your UK property and rent it out while living in Spain. This might be one way of doing that.

Not heard of the resort but I'll definitely take your advice and have a decent look, thank you.

Re us renting our UK property....if we were pensionable age then yes, it's a possibility. Unfortunately I'm 11 years away from that time frame.  We both fully agree that if we are going to jump ship, nows the time to do so, cus the way the uk is going currently....floundering like a rudderless ship .....its not long before it will actually sink!!!

When I visited a few weeks ago there had been a downpour and the Mar Menor was brown.  It was Spain Day the beach was crowded but not one swimmer in the sea.  This was so telling and I was sad to see this.  Lots of properties with SOS Mar Menor flags on their homes. 

Such a lovely area and wanted to look into buying a place but am now rethinking

Totally agree it looks beautiful but I wouldn’t swim in it. It’s frustrating as I now have to travel 20-25 north for much better beaches on the Med. It had blue flag status when I purchased in 2016.  If the beach/ swimming in the sea is important to then I’d rethink the area.

Regarding United Golf in La Tercia,  it’s well worth looking at.  It’s growing daily with new tenants and the properties are very well priced.  At present there are talks going on regarding the golf course reopening along with the commercial side of things.  The sports are open and there is The Meeting Place where people meet on a social side.  Definitely worth looking at or renting a place on there to get the feel.  At present its very quiet , the pools look very nice.  Try before you buy !  Good luck!
