...ired civil engineer so I am fairly certain they have invested a lot of money in improving things when there is exceptionally heavy rain. I'm not claiming it's all fixed 100%, but there should be big improvements.

I cycle up and down the coast every day, it's absolutely gorgeous. Been down to Cartegena and as far up as Cabo Roig. The extra warmth does wonders for my knees. The beach cafes are mainly closed now but enough open for a lovely coffee stop in the sun.

I wouldn't hesitate.

It is really reassuring and I am very grateful for taking the time to answer me. I'm not holidaying, so doesn't matter for me if during the winter months is quiet and not many coffee shops open. 

I'm suffering from ankylosing spondylitis which is a nasty and painful inflammatory arthritis and the warmth of the area together with the salty water and mud baths will help me a lot managing my pain. I've already done therapy with salty waters, mud baths and it helps me. 

I intend to buy a small budget property in San Pedro del Pinatar. Any suggestions of trusted real estate agents as I am a foreigner and do not speak to much Spanish, yet. Thanks again 🙏

We bought through GLM based in Los Alcazares.

Painless. We used their recommended solicitor as our place is a holiday home with no weird property boundaries or built-on extensions, which can cause loads of disputes.

I'm sure there are plenty of other agents just as helpful.

I will come for a fortnight and see some properties in the Mar Menor area and then decide. For the moment, I'm more tempted to buy in Lo Pagan, San Pedro Del Pinatar.

That's very sensible. We first saw the area in August 2021 and stayed at Roda Golf for a week. Very impressed with it all too. We had previously owned a lovely apartment in Bulgaria so felt a year round location would suit my aches and pains better.

After much discussion and research over the Winter we went hunting in March this year but stayed in Ciudad Quesada to get a feel for a different area. The weather was awful, wind, rain and cold. We went up and down the coast and inland a bit to view several properties. We concluded that the Los Alcazares area suited us best and viewed our property twice in a few days. Put an offer in, deposit paid and the whole thing was complete for us to stay there in May.

If it wasn't for my daughter needing help with childcare I would be out there for several months right now.

The area you mention is gorgeous and loads of older people use the sea and mud lagoons every day in the warmer months.

As others have said on various threads, be aware that severe storms can occur these days and just make sure the property is not at the lowest point on the street and that the car parking space also lets water run away naturally.

Very good advice. 

I'd particularly endorse the caution about occasional (but torrential) rain and storms and the need to avoid low-lying properties -- and even parking spots. 

I discovered the validity of the latter back in 2019: we parked our hire car outside a hotel in San Pedro and discovered it semi-submerged in the morning, a total write-off. I now pick my parking spots with care if I am leaving the car for any length of time.

That should not put you off purchasing in any way; the Mar is of course one of Europe's most renowned natural beauty spots and totally deserving of that reputation.

Thank you ever so much for your advices . I'm so grateful and thank you for your time replaying and helping me out. 

I'll be coming next month and spend a week or so to view some properties. I've just read that there's been some heavy rains and storms recently. But, living in a coastal town is what you expect for, sometimes ?!

 I've been living for a year up in Southport, lovely town... but very cold and quite some flooding during the winter.
