Hi, I'm looking at property in Murcia near golf properties and very interested in El Valle. The golf course is amazing and I love the style of the detached properties there.

However, I am concerned at the number of properties for sale on the development and comments I have seen about the number of empty properties Not having visited for a number of years, I do not have any recent experience to draw on. 

Is the development and / or the golf course struggling in your opinion?

I've played golf there a couple of times in the last year or so; and before that had stayed in rental villas there.

In my opinion, the course is still in good condition and appears to be quite busy - they certainly haven't lowered green fees to attract more customers!

The resort appears very well-maintained, clean &  tidy and the bar was busy with golfers on the afternoons that I played. The shop was open and well-stocked. The gate is always manned by a security guard.

There were lots of cars on drives to villas and also plenty of cars near the apartments (although these could be golfers'), which would indicate good occupancy rates.

Yes, there are a lot of properties for sale, but it may be that these are just the same properties that are not moving as the owners are trying to get unrealistic prices for them. Although, I do believe that properties are certainly more realistically priced than they were 10 years ago  most properties are now being offered for 50% - 70% of their asking prices at the peak of the market.

Interestingly, a new development called Altaona is being built practically next door to El Valle, as what appears to be an expansion of the Mosa Trajectum development. Altaona has some very modern and very expensive villas advertised for sale, but I haven't visited and don't know anything about the resort or the golf course.

You’re spot on Kev, thought that was a bit of an offbeat comment from Roy, as I consider it’s exactly the opposite.. I own 2 villas here and the resort is busier than I’ve ever known it. I believe there are fewer properties for sale than at any time since I’ve lived here. Apartments & Algaba villas in particular have seen substantial price rises. The amount of large reforms happening on the resort still amazes me, there is evidently a huge amount of money being invested in the resort. I’d say now would be a good time to move here.. Roy I’d be happy to offer you any advice if I can. Feel free to dm me if you wish..

Thanks you both for taking time to reply. I’m delighted to hear your feedback. I don’t think my comment was offhand, it was a genuine concern formed from being far away with the little data avalaible to me, hence me posting my question. I am obviously very happy to be wrong and look forward to visiting the resort in the near futture.

I would suggest coming over for a week's holiday and renting a villa similar to the type you may be interested in ultimately purchasing, so you can experience 'life' on the resort. Maybe chose a week out of the classic holiday weeks.

In any event, it's a good excuse for a week's holiday playing golf!
