Community fees

Hi,

Firstly, thank you for letting me join this forum. My wife and I are researching villas to buy in 2-3 years time for a permanent relocation. El Valle seems close to perfect for our needs, so a couple of questions if I may.

1. Our beloved Cockapoo is an integral part of our family - are dogs welcome at the resort?

2. Community fees - we will purchase a 3 bedroom villa - how do I find out what the community fees are and what is included?

3. As this is a permanent relocation, are all the facilities (restaurant, supermarket etc) open all year? Outside the resort, are there restaurants/shops nearby?

Many thanks for considering my questions.

Mark

Hi Mark,

You sound like us last year.

My husband and I purchased a 3 bed villa on the resort last year, didn’t even visit the resort or see the villa other than lots & lots of photos ( we had to make an extremely quick decision as our property was a bank repossession and they sell as soon as they come on the market).

Luckily no nasty suprises! 👍🏼

The resort is quiet.. one large restaurant ( this isn’t a resort if you want a €5 all day English breakfast type of place) - nice food, nice wine, beautiful views across the golf course.
One Spar supermarket… perfectly adequate for a weeks stay.. but larger supermarkets are a short drive away for larger shops ( we still don’t have a car, and survive perfectly well on our Spar shopping).

Ok onto your questions

Community fees for a 3 bed villa are just over €500 a quarter.. this covers looking after all the facilities site.. gardens, community pools, gym etc.

You pay for everything else… WiFi, water, elec, your pool etc

You will defo need a car eventually if you plan to stay out here a lot, nothing is within walking distance off site, no bus/train. Taxis are quite expensive to rely on all the time.

Dogs are extremely welcome…

We love it.. it’s a beautiful site, very welcoming friendly people, great community spirit and the style of the villas ( amazing high ceilings)are second to none.

Hope this helps. Who knows… might see you soon 😂.

Leigh

I'd agree with everything that Leigh has said - and would add that the resort has a 'classy' feel; the layout of the villas in small roads and turnings is attractive; and the manned security gate is reassuring.

I've stayed in rental villas at El Valle on golf holidays before I moved to Spain; and played golf there on several other occasions.

I considered buying there, but found a villa in the countryside which offers a lot more for my money.

The only negative that I found on the resort is that sometimes the lakes in the golf course have a bit of a stagnant smell, so if you're looking for a 'front line golf' villa, then maybe take that into consideration or choose one that is not too close to the lakes...

Hope this helps!

Hi All
I have been on El Valle since 2012 and it’s been great but unfortunately have decided to sell my FRONT LINE 3 Bedroom Alcor Villa which is South West facing. No rush to sell it but would rather give an opportunity for those interested to contact me directly. Asking price is €340,000 despite agents saying it is valued slightly more. No modifications done but has been decorated throughout. I have added a few small features eg fencing, jacuzzi etc etc. It’s just about to go onto the market but those whom are serious please feel free to reach out and happy to provide photos etc if need be. thanks
