Hi, my husband and I are looking to buy a holiday home in Pto.de Mazarron and have been to view three properties whilst holidaying this month. This gave us a better idea of our priorities (which completely surprised us!)

We’ve searched the estate agent sites since returning to the UK and have found plenty of properties we’d like to view in the near future. However, as a teacher I’m restricted to when I can fly out....

...

Are we correct in thinking our next step is to set up a mortgage with a Spanish bank? If so, how do we do this? Can anyone give me ‘an idiot’s guide’?!

Finally, I have been told we need to get an NIE number - I can I do this from the UK? Some sites say this needs to be obtained independently, others say the estate agents do this for us.

Many thanks in advance!

Burnie

You have to take into consideration the following:-

If you have a pension, then to pay your Spanish Mortgage there is the exchange rate to consider whereas, if you took an equity

release, then this would be paid in UK £ before the balance could be sent to Spain.

The interest rate in the UK and Spain. Obviously the UK has a reasonable rate at present but this may change after Brexit.

Because you have a property in the UK, then this could be used as collateral.

The politics of the Spanish system.

You can use a UK/English speaking Solicitor/ Banker/Mortgage advisor.

etc

Again the forum seems to be going off course.

Burnie asked a simple question about applying for a Spanish mortgage!!

They did not say if they had a property in the Uk so why suggest an equity release?

They did not suggest they wanted an English mortgage?

They also did not ask for advise on what solicitor to use?

I could have suggested Spanish banks to obtain a mortgage and possibly obtain a nice commission for myself however this forum is to try and assist people, which I consider my previous post was all about.

Some people do not read the original posts and go off in a tangent. Why?????

We purchased through Blue Med who sorted the mortgage with a great rate, we used pals who were superb, Dawn kept us informed every step of the way and continues to act for us regarding no res taxes, and council tax etc so we never miss a deadline. From start to finish it took 6 weeks. I have bought many properties in the UK and not one of them was as easy as this. Good luck

Yeah. Agreed. PALs still look after everything as I’m not a resident just yet. Sort out my IBI, non residence tax etc etc.

I’ve got nothing but good words for the team at PALs

Thank you for your responses. My husband & I are looking into the different possibilities suggested by you all.

Just for clarification, we do own a UK house, we are 20+ years off retirement & just looking for a holiday home to hopefully retire to in years to come.

Thank you once again,

Burnie

I would suggest you know some facts before you make assumptions about whether someone has employment or not???

I most certainly am not an independent financial adviser never have been and would not be working at this time of my life I enjoy my retirement and semi retired when I was 35 and was a Hotelier, Have never been involved in the finance industry but reading your post I assume you must be

I simply answered the question that was asked to the best of my knowledge I do not make assumptions about peoples finances or there occupations ?

I also would not make suggestions going away from the topic in hand. as believe most people would have  on this forum are quite intelligent. However there are obviously some morons.

So do not make false statements on line when you have no idea about a person!

By the way I will accept an apology

We used PALS, didn't have any issues and they gave us all the info we needed to progress the purchase.

We dealt with them for banking, guidance on NIE, setting up utility bill payments and lately our various taxes. Our NIE was set up by a local solicitor in UK who is a notary. He dealt with the paperwork to apply for the NIE no.

The only problem area was waiting for house to be completed by the builders, was about 2 years late!
