In all fairness .. it's not an estate agents job to check boilers and so on ...you need to employ a surveyor ..to do this they will get the appropriate trades in on your behalf to check thing's like appliance out ....just like they do in the UK ...did you get a full survey done before you bought.

What road was that house in ? Asking as I have bought a Neptuno that had been built 12 years ago and somehow was still empty. It was still on Masai’s books a few years before they were liquidated but changed ownership during that time ,we were lucky to get it but can’t help wondering  about its checkered past and who lost money on it !

Hi Thats sad, as we had a brilliant service from Mercers, Dawn was great, and sorted everything for us.

Our solicitor was also good, and made sure all was included on the paperwork with a warning also, that any further work on the property must have permission, as it will not be long before the council catch up with building work not applied for.

Everything else was checked separately by a electrician, and plumber.

Historically many bought the houses off plan and tried to get a deal on the cheap. That's how it used to work and both the locals and buyers accepted that

Over the years things have changed, the new laws are being enforced and what once seemed like a great option to buy off plan is no longer the case

Estate agents have also needed to adapt and conform and based on our experience Mercers have done this and built a decent infrastructure and team to include lawyers, solicitors etc. all of whom speak English 

We are all having to adapt

Hi,

Yes we have all, including a Fin Dobra. Not sure this is the right spelling, but its here.

We were given good advice at the time, and pleased with the service.

Oh right , only asked as a lot of sources are saying only a handful on sector A have them . Even an estate agent on the urb said not many have !

You are right,

But you can get one, we were told to ask for it on purchase, and got one, we were given good advice, not sure what the legal requirement was to issue one to the purchaser, but time of build had something to do with it, and legal confirmation that all was completed, with no outstanding work to be completed, or work carried out without permission.
