It’s so bad  - you definitely need a car at HDA and that’s such bad form to give her that info possibly to get the deal down  🤷‍♀️

Unfortunately, they make it up as they go along.

I cannot understand why people relaying on agents information or even solicitor. They selling the properties with the debts without telling the buyer or community Administrator. Two properties (and counting) has been sold in our community with a huge debt. One Owner paid because wanted to sell it and another one knocked into my door AFTER the purchase to get some access fobs to the garage only to find out he bought a 11k debt!! Solicitor my a...

By relying on your lawyer you have legal recourse should things not be what they seemed. That wouldn't be the case with a resort president.  On HR there isn't a case of anybody buying a property with a debt ever in my knowledge.  Indeed when a bad payer does suddenly pay up you know the next thing is the property has sold. Your lawyer is the one to safe guard your interest. They should also hold back some cash from the seller to make sure no household bills pop up too. People often leave their brains at home when buying abroad. Check everything.  Put everything in writing. Know your rights.

But community administrator never been contacted for the debt certificate by any solicitor. I'm hoping that your community is brilliant and have no doubts in it. My remarks is more in general and no solicitor can advise on the community fees or status on the property better as the President or Administrator would do it.

Well we have to disagree on some points. What we do agree on is be careful. The best thing before you buy is rent on the resort even just for a few weeks. Ask other established owners for advice. Most will give it. We got the same lawyer recommended by English and Dutch residents and went with him. Everything smooth, in English and no nasty surprises.

Unfortunately in ours it's a different story... Someone just put into deeds and sold an extra parking lot (normally 15k) with apartment... Surely solicitor should know better right?

Just to wrap it up: unfortunately I'm an Administrator of our community and seen it all. Now it's my job to chase the debts - two Owners in total asked for the debt certificate! Two! No one's else bothered to do it, the solicitor will take care of that surely, right?

Good morning. Signed a purchase contract in November 2022 for a new apartment under construction. September 2023 deed at the notary and sale paid. However, the surprise will come in December 2023. We receive a letter requesting that we pay common costs from May 2023. At that time, the swimming pool was still under construction, as were the communal areas. To top it all off, our apartment was not plastered. I can document all this if necessary. What is your opinion about that? It concerns a new building on the Roda SAN Javier border.
